Ever fancied living on your own private island? Of course you have. Who hasn't? Well, now's your chance because this gorgeous little island - in the Shetland Isles off the north coast of Scotland - is up for sale and it's not much more expensive than the average UK home.

The beautiful private island of Linga has year-round access, but is ideal for anyone who just really hates people, and offers 63.75 acres of land near to Shetland.

It's being sold through Vladi Private Islands, and offers gorgeous scenery and natural beauty - plus, more importantly, with your nearest neighbours being so far away you can pretty much do what you want. Enjoy playing Barry Manilow songs at full volume at 4am? Sound. Fancy walking about naked all day? Go for it. Want to live full-on Bear Grylls style, drinking your own piss and catching rabbits to eat? No one's going to stop you.

According to Vladi, the island's seller is open to offers over £250,000 ($350,000), which might sound pricey but go and have a look at what that'll get you in London. The average UK home, as of November last year, was £226,071 ($319,000) but this surges to £496,000 ($700,000) in the capital, and you definitely won't have as much room or freedom.

No one has living on Linga since 1934, so the current accommodation it offers is in need of quite a lot of work, but that's part of the fun, surely. Although you're on a private island, you aren't too far away from civilisation - it's just a short boat ride from the Shetland village of Walls, a mere 18-mile drive from Shetland Airport, which itself is just a short flight from Glasgow.

The cute little island has planning permission to rebuild two derelict cottages and build a new one, so you've got somewhere to put up your mates when they come and visit. There's also permission to build a pier, a 'reception area' and agricultural buildings.

Planning consent for the island includes a windmill and solar panels, septic tanks with reed beds for sewage and rainwater capture from the roofs of the cottage and outbuilding to create fresh water - making it eco-friendly.
